If State Law only requires delivery of the TDS prior to close of escrow, as all Attorneys that publish their opinions online claim, does it seem right that the Seller's were told they had to deliver it within 7 days After Contract Ratification? Many could have benefitted more had they withheld that longer? Does delivering it just prior to close of escrow sound like using it in "good faith negotiations" ? Does delivering it 7 days AFTER Contract Acceptance sound like good faith negotiating?
According to this firm, the TDS is due prior to close of escrow.

There it is again. According to Steven, as long as you tell them the home leaks before the close of the deal, after the inspections are done, after the appraisal is done and a few days before they are ready to take the keys you are good to go !!
How's it going to lower the price if it's given AFTER Contract Acceptance? Especially in a hot market?
